What chimney repair actually costs

Nobody publishes real numbers, so here are honest working ranges for the South Sound. Every chimney differs, and your written quote is the number that counts, but these ranges tell you which conversation you are walking into.

The ladder, cheapest to dearest

Sweeps and Level 1 inspections run in the low hundreds. Cap replacement lands in the low-to-mid hundreds installed. Crown sealing of hairline cracks sits in the mid hundreds, while full crown replacement typically runs from around a thousand to a few thousand depending on stack size. Repointing ranges from several hundred for a weather face to a few thousand for a full stack. Stainless relines generally land between two and a half and seven thousand. Partial rebuilds run from a couple thousand into five figures, and full rebuilds live in five figures, period.

What moves the number

Height and roof pitch drive access cost. Stack size drives material. Condition drives everything: the difference between crown repair and crown replacement, or repointing and rebuilding, is usually just years of waiting. The cheapest chimney money in this climate is the small repair done the year the problem appears.

Every quote we write itemizes the work with photos of the actual conditions, priced firm. If a cheaper repair honestly holds, that is the one we quote.

Common questions

Why do chimney quotes vary so much between companies?

Scope differences, mostly. One company quotes sealing the crown, another quotes replacing it. Photo-documented itemized quotes let you compare the actual work rather than the bottom line.

Is chimney repair covered by insurance?

Sudden events like storms and earthquakes often are. Gradual weathering usually is not. Dated photos of the damage help your adjuster either way, and our reports include them.
